Built by an operator, for operators.
Kit exists because after a decade in short-let rentals, the one problem nobody had solved was the simplest one — understanding your own revenue.
A decade in short-lets. One unsolved problem.
I started in short-lets over a decade ago, building a property management company from scratch across multiple locations. In 2020, I exited successfully — but the financial frustration I experienced throughout those years never left me.
Revenue arrived from Airbnb with no property reference. Booking.com batched multiple payouts into single deposits. My bank statement mixed business expenses with personal spending. Every month I sat down with spreadsheets, OTA payout reports, and bank statements trying to work out what each property actually earned and what I actually owed in tax.
My bookkeeper charged hundreds a month and still got things wrong. My accountant charged thousands at year-end to sort through the mess. And I never knew my real financial position until months after the fact.
After my exit, I spent the next five years consulting for small and medium-sized STR operators — and I saw the same problem everywhere. Every operator I worked with, regardless of portfolio size, was struggling with the same fundamental question: how much is each property actually making me?
I wrote a book on the subject. I built frameworks and spreadsheets for clients. But the real solution wasn't a book or a spreadsheet — it was a product that understood short-let finances from the inside. One that could take a bank statement and a PMS export and show you the truth in 60 seconds.
"That's Kit."
Your money, made sense of.
Kit is a financial intelligence platform for professional UK short-let rental operators. It takes two things you already have — your bank statement and your PMS financial export — and combines them into a dashboard that shows you exactly what each property earns, what you spend, what your tax position is, and whether your director's loan is healthy.
Kit isn't a bank. It doesn't replace your bank account. It sits alongside it and makes your money make sense.
Kit is built for professional operators who manage five or more short-let properties — whether you own them, manage them for clients, or operate on a rent-to-rent model.
If you're spending money on a bookkeeper, filing VAT returns, or trying to explain to your accountant which Booking.com deposit belongs to which property, Kit is for you.
Professional operators, 5+ properties.
Kit is a product of Stallion Company Ltd, registered in England and Wales. The Kit Card (coming soon) will be issued by Stripe Payments UK Limited, authorised by the Financial Conduct Authority (firm reference 900461). Financial accounts will be provided by Stripe's UK banking partner. Kit does not provide tax advice — always consult a qualified accountant for tax decisions.
